What do we do?
We design, permit and build detached cottages, garage conversions, attached ADUs and garage apartments in Austin, Round Rock, Cedar Park, Pflugerville and Georgetown. One contract covers the whole project.
How do we work?
- Rules first. We check zoning and recorded restrictions before design, so you do not pay for drawings that cannot be permitted.
- Written, itemized quotes. You see what each part costs and what is an allowance.
- One point of contact. From the first visit through final inspection.
- Honest scope. If a garage is not worth converting, or a suburb will not allow the unit you want, we say so.
Are you licensed and insured?
We are insured, and certificates are available on request. Texas has no statewide general contractor license; the state licenses trades such as electrical, plumbing and HVAC, and we use contractors holding those licenses for that work. Where a city requires contractor registration, we register.
Who do we build for?
Homeowners adding space for a parent or grown child, owners who want rental income where the city allows it, and people who need a separate office or studio.
