Round Rock does not follow Austin's HOME rules. Its zoning code, as published, lists a connected (attached) accessory dwelling unit as a permitted use only in the SF-3 single-family mixed-lot district. In other single-family districts, garage conversions are allowed under separate rules that bar additional utility meters.
What did Round Rock's garage conversion ordinance do?
In 2016, the city council approved an ordinance allowing owners of homes built before 2002 to convert garages into added living space, according to local reporting at the time. The goal was to bring conversions that were already happening under permit and inspection. Converted space under those rules is extra room for the household, not automatically a second dwelling.
Can I build a detached backyard unit?
It depends on your zoning district and lot. The use table we reviewed lists the connected ADU, not a detached one, and does not list an ADU in SF-1 or SF-2. Accessory buildings are not allowed in the front street yard. We confirm the current code with the city before you spend money on design.
What else shapes a Round Rock project?
- Many neighborhoods were built from the 1980s on and have HOAs with recorded deed restrictions.
- Whether your home predates 2002 matters for a garage conversion.
- Utility meter limits mean a converted space usually shares service with the house.
- Clay soils across much of eastern Williamson County affect slab work.
