How do I choose between them?
Start with the lot, not the floor plan. Building coverage, setbacks, trees, slope and the route to the sewer line often rule out one or two options before cost even comes up.
- Sound detached garage at the back? A conversion or a second story over it may be the cheapest route to a legal unit.
- Deep, open backyard? A detached cottage gives the most privacy for tenants or family.
- Shallow yard or a tight side yard? An attached unit can sit within the house's own footprint rules.
- Large trees in the way? Austin regulates the removal of protected and heritage trees, which can push the unit toward a different spot or type.
Is every option allowed in every city?
No. Austin is the most permissive city we serve. Cedar Park, for example, limits detached units to a small footprint and bars renting them separately, while Round Rock lists only connected ADUs as a permitted use in one single-family district. Read how the suburbs compare.
What is included in every project?
Site review, design drawings, engineering coordination, the permit submittal, construction and inspections. See ADU design and permits. Pricing comes as a written, itemized quote after a site visit.
