Garage apartment · Austin, TX

Garage apartments: living space above the garage.

A second-story unit over a detached garage keeps your yard open and your parking or workshop below. It takes careful structural work, and we plan it from the foundation up.

Detached garage: A detached garage with a driveway in front

A garage apartment is a dwelling built over a detached garage, a form found behind many older Texas homes. It saves ground space and keeps the garage usable. The tradeoff is structure: the garage below has to carry a full floor, so an existing one-story garage often needs new footings or a rebuild.

Can I add an apartment on top of my existing garage?

It depends on the foundation and framing. Most one-story garages were never designed to hold a second floor. An engineer checks the slab and footings; if they cannot take the load, we usually recommend replacing the garage with a new two-story structure rather than reinforcing piecemeal.

How tall can it be in Austin?

Published guides to Austin's post-HOME rules cite the base zoning limit of 35 feet or two stories, whichever is less, and note that accessory structures within the rear setback may be limited to one story. That means a two-story garage apartment usually has to sit outside the rear setback. We confirm the exact limits for your zoning during the lot check.

What design questions come up?

  • Stairs. An exterior stair takes yard space; an interior stair takes garage space.
  • Privacy. Second-floor windows look into neighbors' yards, so placement matters.
  • Heat. Upper floors in Central Texas summers need good roof insulation and right-sized cooling.
  • Separation. The garage below needs fire-rated separation from the dwelling above.

How much does a garage apartment cost?

As of October 2026, a published Austin guide puts above-garage ADUs at about $150,000 to $300,000. Whether the garage below is new or reused moves the number most. Read the Austin ADU cost guide.

Do the suburbs allow them?

Rules vary. Cedar Park, for instance, limits a detached ADU's first floor to 600 sq ft and its total to 650 gross sq ft, which leaves little room for a garage below. See suburban ADU rules.
