1. What happens in the lot check?
You send your address. We look up the zoning district, check whether the city allows the unit type you want, review the floodplain map and note large trees. We also ask for your title documents so we can read any deed restrictions.
2. When do I get a price?
After a site visit. We measure the yard, locate utilities, look at the existing garage if there is one, and discuss your goals. Then you get a written, itemized quote that shows what is included and what is an allowance.
3. What does design involve?
Floor plans and elevations, a site plan, structural and foundation engineering suited to your soil, and energy code documents. You review the layout before anything is submitted.
4. How do approvals work?
If you have an HOA with architectural review, we prepare its package first. Then we submit for the city building permit and answer review comments. Each city sets its own review steps, so timing varies.
5. What happens during construction?
Site prep, foundation, framing, roofing, rough plumbing, electrical and HVAC, insulation, drywall, finishes and utility connections. The city inspects at required stages, and licensed trade contractors handle the electrical, plumbing and HVAC work.
6. When is the unit ready to use?
When it passes final inspection and the city signs off. We walk through it with you, hand over warranty and equipment documents, and confirm the new address is set up for utilities and mail.
How long does it take?
It depends on design choices, the city's review queue, HOA timing and weather. We give you a schedule with the quote and update it at each stage rather than promise a fixed number up front.
