Cedar Park permits accessory dwelling units under section 11.04.032 of its code, as published. A detached unit must have at least 400 sq ft of livable area, no more than 600 sq ft on the first floor, and no more than 650 gross sq ft in total. The unit may not be rented, sublet or sold separately from the main home.
Who can live in a Cedar Park ADU?
The code limits use to the people who own the main home, their immediate family, or authorized employees on the premises, and the ADU must be owned by the same person or people who own the main dwelling. What are the other limits?
- One ADU per lot, and detached units go in the rear yard.
- Attached units: at least 200 sq ft and no more than 25% of the main home's cooled floor area or 400 sq ft, whichever is less.
- Water, wastewater and electric service cannot be provided separately to the unit.
- One extra parking space, in the side or rear yard.
- Metal, prefabricated and manufactured buildings are not permitted as ADUs.
- Not allowed on lots with attached single-family or multifamily homes.
What does that mean for design?
A 650 sq ft cap fits a well-planned one-bedroom or a studio with a porch. Site-built construction is required, so we design for stick or block framing from the start.
